			<content:encoded><![CDATA[<p>(Macon, Georgia, November 10, 2011) – Arthur P. Barry III, SIOR with Coldwell Banker Commercial Eberhardt &amp; Barry, Inc. of Macon, Georgia, finalized the sale of the former Rock-Tenn Converting facility to Gilmer Warehouse &amp; Logistics from Perry, Georgia.</p>
<p>Built in 1965, Rock Tenn closed operations in 2010 where it  operated a corrugated tubing manufacturing facility that once  employed over 150 people.  The property contains an 88,000 square foot  industrial facility on 6.4 acres in the Airport Industrial Park, Macon, Bibb County, Georgia.</p>
<p>The new owners, Gilmer Warehousing, will utilize the newly acquired property as a flex space facility for specialty warehousing services.  The Gilmer Company will begin warehouse leasing in December, 2011.</p>
<p>Barry represented the Seller, Rock-Tenn in the marketing and sale of the Macon property</p>

<p>Built in 1895, Avondale Mills closed operations in 2007 where it operated a linens textile manufacturing facility that once employed over 1,000 people. The property contains a 210,000 square foot industrial facility and 2,184 square foot office building on 13.56 acres in Walhalla, Oconee County, South Carolina. The re-development will begin this fall, with a completion date of late 2012.</p>
<p>Barry represented the Seller, Thunder Enterprises (John “Thunder” Thornton), in the marketing and sale of the Walhalla property.</p>

<p>Built in 1985, Palm Harbor  Homes closed operations in 2009.  The property contains several buildings totaling 126,445 square feet on a 21.78 acre campus.</p>
<p>The new owners, Lime Creek Farms, will incorporate this facility into their regional agricultural business.  Lime Creek Farms,  will employ approximately 50 persons from the Arabi, Georgia area.  Operations will begin at the plant in August, 2011.</p>

Barry III, SIOR with Coldwell Banker Commercial Eberhardt &amp; Barry, Inc. of Macon, Georgia, finalized the sale of the former G and S Metal aluminum smelting facilities in Manchester, Georgia to House of Metals Corporation, a Toronto Canada based metallurgy company.</p>
<p>Built in 2007, G &amp; S Metals closed operations in 2009.  Following property foreclosure, the property reverted to Fifth Third Bank.  The property contains a 53,354 square foot production facility with offices on 9.34 acres located off Highway 85 in the Meriwether Industrial Park in Manchester, Georgia.</p>
<p>The new owners, House of Metals Corporation, will produce aluminum base for use in the production of all model vehicles with aluminum wheels for Toyota USA.  House of Metals Corporation, will employ 35 persons from the Manchester, Georgia area.  The new operations will begin at the plant in September, 2011.</p>
<p>Barry represented the Seller, Fifth Third  Bank, in the marketing and sale of the Manchester property.</p>

Barry III, SIOR of Coldwell Banker Commercial Eberhardt &#038; Barry, Inc. of Macon, Georgia, finalized the sale of the former Avondale Mills facility in Tift County, Georgia to a Tifton based agricultural investment company.</p>
<p>The property purchased contains a 129,626 square foot textile manufacturing facility.  The site is three miles east of Interstate 75 at the edge of the developing retail area of Tift County.</p>
<p>The Seller, Thunder Enterprises, is a regional industrial development company, based in Knoxville, Tennessee.  Thunder Enterprises purchased the facility in 2007 with the intentions of converting the entire building into a multi-tenant retail building.  Following the Great Recession, Thunder Enterprises elected to sell the facility.   Barry represented Thunder Enterprises in the marketing and sale.</p>
<p>The new Owner, McClure Enterprises, will begin to demolish, for salvage value, the turn of the century section of the former Avondale Mills textile manufacturing facility.  The &#8220;modern&#8221; offices and warehousing on-site will remain for leasing to companies interested in the convenient high-bay vertical storage and docking facilities.  Barry will be representing the new owner with outparcels and warehouse leasing.</p>

Barry III, SIOR and Miki Folsom, CCIM, of Coldwell Banker Commercial Eberhardt &amp; Barry, Inc. of Macon, Georgia, finalized the sale of the former Prestolite Manufacturing facility in Tift County, Georgia to a Macon, Georgia based investment group.  The new owners will be seeking long-term tenants to occupy their newly acquired facility. </span><span style="font-family: Arial; font-size: small;">The property purchased contains an 85,262 square foot production/office facility located on 15.65 acres just off Interstate 75 in the heart of the Tift County Industrial Park. </span><span style="font-family: Arial; font-size: small;">Prestolite Wire Manufacturing occupied the facility for 20 years vacating the property in 2008.  At the time of closure, Prestolite had 200 employees.  Prestolite manufactured a full assortment of standard electrical wire and cable products for automotive and industrial applications.</span></p>

Barry III, SIOR, of Coldwell Banker Commercial Eberhardt &amp; Barry, Inc. of Macon, Georgia, finalized the sale of the former Trane Manufacturing facility in Monroe County, Georgia from a Macon based investment group to Encore Plastics.</span></p>
<p>Encore Plastics was established in 1987 in Pittsburgh, Pennsylvania; now it is headquartered in Sandusky, Ohio. Encore produces everything the painter and the do-it-yourselfer could want from paint trays and liners to buckets, pails, caulking guns, brushes, kits and accessories. The new location will allow Encore to better serve its primary customers. The Forsyth complex will serve as facility for an injection molding plastics manufacturing, primarily for production of five gallon buckets. Encore Plastics will initially employ approximately 25 people in all new positions, increasing to approximately 75 jobs over their first three years.</p>
<p>The property purchased contains a 60,000 square foot production/office facility located on 18 acres just off Interstate 75 in the Monroe County Industrial Park. The facility offers 35 foot clear ceiling heights and an ESFR sprinkler system.</p>
<p>Trane Manufacturing occupied the facility for 10 years where industrial heating and air conditioning package units were manufactured. The Trane Company vacated the property in 2009 relocating approximately 150 jobs to the Macon plant.</p>
